Ascendas REIT is Singapore’s first business and industrial real estate investment trust. It’s also the country’s largest trust of its type. Ascendas has been critical to the development of Singapore’s real estate investment trust (REIT) sector, which involves companies that own, operate and finance real estate.

Ascendas Real Estate Investment Trust is listed on the Singapore stock exchange under the ticker A17U. It’s also traded on the US Over-The-Counter (OTC) market. The company has a market capitalization of S$12.37bn ($9.35bn) and 60% of its portfolio includes business parks and data centres. 

Ascendas REIT (A17U) boasts a strong balance sheet and high earnings growth. The company’s revenue for the financial year that ended on 31 December 2020 exceeded S$1bn and net property income comprised S$776m. According to the company’s Q1 2021 business report, it acquired 11 data centres across five key European cities for S$904.6m in the first three months of this year. 

In May 2021, it entered a $150 million green interest rate swap that may bear fruit shortly. Many institutional investors are backing Ascendas REIT, which lends the company credibility.  

Recent share performance

The A17U share price has been declining over the past year, however. The Ascendas REIT share price hovered at around S$3.10 in mid-June 2020, but by the following June, it was down to around S$2.97. It’s possible that the real estate market will make a strong recovery once the COVID-19 pandemic is over, but it doesn’t seem like Ascendas REIT stock price is attracting much interest for now.
