SNG: METRA Developments launches Liwan Residence in West Cairo

METRA Developments has launched Liwan Residence, a residential project in West Cairo comprising standalone and twin villas. The project is located in the Green Belt area on Al-Wahat Road and covers five feddans.

The project’s design draws on the traditional Arab iwan, with the layout focused on privacy and the use of indoor and outdoor spaces.

Mohamed El Shihaby, CEO of METRA Developments, said the company selected the location following a study of the surrounding area and residential demand, as part of its plans to expand its development activities in West Cairo.

Liwan Residence comprises standalone and twin villas, with unit sizes ranging from 266 sqm to 349 sqm. The master plan includes outdoor areas, circulation paths, social spaces, and designated areas for children.

The project is located near several key destinations in West Cairo, including the October Monorail, New Cairo University, Al-Wahat Road, Boulevard Axis, Badya University, Ahram Canadian University, and Jirian Compound.

El Shihaby said METRA is working with several specialised partners on the project, including ADC as the engineering consultant, Lodestar for 3D and architectural visualisation, Buzz Integration for marketing and business development consultancy, and Etisalat as the technology partner.

He added that the company’s “Every Square Meter Matters” approach is reflected in the project’s planning and unit layouts, with the design allocating space for residential, outdoor, and circulation areas.

The launch follows more than 15 years of activity by METRA Developments in contracting and real estate development. The company has delivered 15 projects and more than 300 units, with total investments of EGP 750m.

METRA Developments said it plans to continue expanding in the Green Belt area and other new urban communities.
