Ascendas-iTrust was incorporated on December 7, 2004 and is focused on high-end commercial real estate development and investment. The primary holdings of the company consist of six large information technology parks housing multiple commercial work spaces in India. 

The stated focus of the company is to invest in income producing technologically equipped business spaces through construction, development, acquisition or management. It currently owns more than 14 million sq ft of commercial real estate located in the Indian cities of Chennai, Pune, Bangalore, Hyderabad and Mumbai. 

The company was founded on the acknowledgment of the rapidly expanding IT services industry in India and utilises a strategy of leasing to well-established, high-growth potential clients with long-term income generation potential. It has enjoyed a steady growth rate since inception and currently has a 95 per cent occupancy rate with an average lease of 6.5 years. The company has planned further expansions in India which have been tempered due to the pandemic of 2020. 

Ascendas-iTrust was listed on the Singapore Stock Exchange mainboard on August 1, 2007 and trades under the ticker symbol CY6U. The Ascendas India Trust (CY6U) stock has traded within the 52-week range of S$1.15-S$1.62 at an average volume close to 56 million shares per month. The stock began 2021 at S$1.38 before rising in the early part of the year to a high of S$1.61 on January 27 and then settling at S$1.53 near the middle of April. 

Ascendas-iTrust has a market capitalisation of S$1.76bn (Singapore dollars) and posted a net income of S$130.7m in 2020, down from S$177.8m in 2019. Revenues increased from S$150.32bn in 2019 to S$191.67m in 2020. The main factor in the decrease in net income was large investments in new projects by the company in 2020.
